Development is a very complex process. Over the years Frank has surrounded himself with experts in new build technology in particular Passive housing. In 2017 Frank oversaw the development of five 1 bedroomed apartments specially developed for Dublin City Council to suit the elderly or the physically impaired. The apartments feature an A1 Passive design allowing for comfortable low-cost heating. Using Geocell foam glass insulation & Nilan heat recovery system While over 99% of new homes built that year in Ireland achieved at least an A3 rating, fewer than a quarter of one per cent –just 13 new homes – achieved an A1. Five of those were built by Linham Construction.
Most recently Linham developed the old 5 Lamp site, this development was 11 apartments over a ground floor retail unit, an iconic site in Dublin has been transformed into 10 one-bedroom apartments and 1 x 2 bedroom duplex apartment in a five-storey block of NZEb compliant and A1 rated. At the outset when planning the construction phase Linham with the design team considered all modern methods of construction to assess which was the best? This was necessary considering the sites extremely tight inner-city location and client requirement for fast track. It was essential to reduce the number of daily deliveries of construction material necessary to complete the build.
The method chosen resulted in one of the first apartment developments constructed in Dublin city which were manufactured using the most up-to-date off-site construction technology which was two-thirds factory based. This method of constructing dwellings is based on ensuring the smallest possible heat loss through the fabric of the building.
